How Much Does a Commercial Building Cost in Ghana?

If you are about to commission an office block, a bank branch, a hotel, or an institutional building in Ghana, the first question your board or your funder will ask is the hardest one to answer honestly: what will it cost? This article explains why the popular per-square-metre figures you find online are unreliable for a commercial project, and what a real budget is actually built from.

There Is No Honest Per-Square-Metre Rate

You will see blogs quote a single rate to “build in Ghana” — but the published ranges diverge by three to five times, roughly GH₵1,200 to GH₵6,500+ per square metre depending on the source. None of those figures is tied to a quantity-surveying authority, and none of them measured your specific design. They are content-marketing estimates that go stale fast — local rates can move 20–40% in a year and vary 15–30% between Accra, Kumasi, and Takoradi.

Treat any single “it costs ₵X per m² to build” claim as a rough awareness figure, never as a number you commit a project to. A commercial building’s cost comes from measurement, not from a rate card.

Where a Real Number Comes From: the Bill of Quantities

The cost of a commercial building in Ghana is produced through a Bill of Quantities (BoQ) — a document in which a quantity surveyor measures and prices every element of your design: substructure, frame, envelope, finishes, services, externals, and preliminaries. It is built against your drawings, your specification, and current local rates, line by line.

A BoQ is the only figure your funders, your board, and a tender committee can rely on, because it is auditable. Material Prices: What Is Genuinely Published

While whole-build cost is BoQ-only, material unit prices are genuinely published and useful for sanity-checking a quote:

If a quote you receive is built on cement at GH₵185–240 a bag or rods at GH₵19,000+ a ton, those are erroneous figures that have leaked into search — roughly double the real market price. Question them.
